How would a trucking hub affect the local property values?

People don’t want to live near trucks.

Several residential areas are immediately to the south, east and west of the property. In addition to the lowered property values for these immediate neighbors, all property in the general vicinity will experience a decline in value from the unsightly concrete development and heavy semi-truck traffic integral to a distribution center.

With more floods comes more flood damage.

Several neighborhoods in the surrounding communities have experienced flooding problems in the past decade (e.g, the Heather Hill neighborhood in Flossmoor in September, 2019; see the article in the Homewood-Flossmoor Chronicle). With the loss of greenspace and the increase in concrete ground coverage attendant on the proposed development, these problems will only increase. 

According to Hazel Crest's Director of Public Works, Jeff Hahn, 100-year storms are actually now happening every five years. This increase in extreme precipitation events is adding to flooding in an area with aging infrastructure, degraded waterways, loss of virtually all natural wetlands and high levels of water pollution. Preserving this greenspace is important to mitigate flooding for all Homewood residents - not just those near the site itself.
